www.wealthandfinance-news.com 18 Wealth & Finance International - Issue 3 - 2018 Founded only nine years ago, MNM sells its services to young professionals, investors and downsizers who are all keen to acquire the company’s high specification, eco-friendly properties, which are built in a contemporary style using the finest quality materials. Location is important to the company, as well as aesthetic design. The firm’s current development, Marionville in Edinburgh’s Meadowbank, has brought 51 two and three-bedroom apartments and penthouses, in a striking architectural style, to the market. With only a few now remaining, MNM has sold consistently well to downsizers from the area, attracted to the outside space and security of the high specification apartments and penthouses. As a small family run housebuilder, customer care is extremely important to MNM Developments, who offer a high personal level of customer service. Clients are given a genuine two-year care period, during which time they can contact Sales Negotiator Maureen Tulloch, a trusted family friend of the Teagues’, who is also highly experienced in property sales, and is a constant presence for clients, right from enquiry stage, through the sales process, to move in and snagging period. They can also contact all the necessary trade contractors they need, or indeed MNM Director Michaela herself. This personal approach is at the very heart of all MNM strive to do, as they create their affordable and exceptional developments. Working with the client to not only match their expectations, but also exceed them, Michaela and the team take certain steps in order to ensure that they achieve their overall mission. “Here at MNM, our mission is to create fantastic developments which tick all the boxes for our clients in terms of price, design, specifications and location,” she said. “Now on our fifth development, we believe we are establishing a house style for MNM. We stand for quality in the industry, and although we are a young firm headed up by young people, we have a wealth of expertise and heritage in this industry to draw on. To consistently achieve our aims and maintain a track record for luxury, contemporary developments, we stick to a group of trusted suppliers, including architects, Hackland Gore, and a number of reliable contractors and tradesmen employed direct.” With staff all working towards achieving a mission of overall success and exceeding expectations in various aspects of business, Michaela takes time to tell us about the internal culture within MNM, and discusses how the close-knit family feel ensures that the team work together to achieve success. “Here at MNM, we are a very small strong team, a family business, headed up by myself and my two brothers. Our parents, who used to run the successful brand, Teague Homes, support us as advisors but are not directly involved in the business as we wanted to make our own way, and not use the Teague name directly. We have been very successful so far and are delighted with the reputation we are establishing,” said Michaela. Providing us with her views on the state of the industry in Edinburgh currently, Michaela tells us what major challenges the firm has been facing recently, and stresses the importance of staying positive despite the negativity around issues such as Brexit. “Edinburgh is quite unique in that it is rarely affected by any downturns and continues to perform well, with desirable areas always commanding high prices. It attracts investors and overseas buyers in certain parts of the city and this can keep things buoyant. We are very fortunate to be based in Edinburgh, and to be able to build our luxury apartments here. It is one of the most beautiful cities in Europe and we like to think that our developments are enhancing the City. We want to keep confidence high with Brexit and other issues, but are hoping it won’t have much effect here and we have seen more downsizers, so it may be that they are keen to release equity in their homes.” The unique nature of Edinburgh and its ability to not really be affected by any downturn, is a key reason as to why the region is the ideal hub for Quality Through Sustainability Multi-award winning MNM Developments is a family run firm of developers, specialising in luxury apartment developments in Edinburgh and the Lothians. We spoke to Michaela Teague who provides us with an insight into the success of the company, and the Marionville Development which is named in Wealth & Finance’s Leading Experts of 2018 as this year’s Leading Apartment Development of the Year. MNM. Michaela also believes that being native to the area is essential in the success of the firm. “As we are all from Edinburgh and know the city and its environs well, it is the perfect place for us to be based and to build in. We know the locations to go for and where there is likely to be most demand for our product.” With the future of the property sector difficult to predict, MNM must employ certain techniques which ensure it stays ahead of emerging developments within the industry. Michaela again comments on the trust that the team at MNM place in its relationships with long-term clients and business partners, as well as discussing the importance of making sure the buildings are regulated to meet exceptional standards. “Once again, we have used architects Hackland Dore to design Marionville, the firm which has so far designed all of our apartment developments. The building is constructed of a sigmat metal frame with an insulated stone render system, and a mix of natural and recon stone. We are committed to making our apartment developments stand out from the crowd, and use quality materials which are of a higher standard than those used by rival competitors. The apartments are also extremely well insulated with high quality energy efficient boilers, along with a Vent-Axia heat recovery system. The development offers private underground parking, a huge advantage in this “The unique nature of Edinburgh and its ability to not really be affected by any downturn, is a key reason as to why the region is the ideal hub for MNM.” 1803WF15
